C SPIRE Chiller Replacement and Controls Upgrade

Project: Update Central Plant Controls 

Mechanical Contractor: Roberts Mechanical Services 

Controls Contractor: Ward Mechanical Equipment

Equipment Supplier: Ward Mechanical Equipment

Location: Ridgeland, MS

•    Furnish new BACnet controller and expansion modules as required to control central plant chillers, pumps, and valves as described in a sequence of operations provided by GSK Mechanical.
•    Existing sensors, relays, wiring, etc. to be reused.
•    New sensors, relays, wiring, etc. to be provided as required.
•    New BACnet communications wiring to be provided from new JCI FX-80 in the central plant (replaces existing central plant NAE as part of building supervisory controller upgrade) to new central plant BACnet controller and BACnet cards on new JCI chillers.
•    Integrate to the front end and update graphics.
•    Assist test and balance contractor.
•    Existing Cooling Tower/Condenser Water System Controller to remain.

  • Building Supervisory Controller:  Furnish Johnson Controls Facility FX-80 supervisory controller.  Provide integration to existing campus FX Server front end.

  • Heating Water System:  Furnish controls as shown on M7.3

  • Air Handling Units (4):  Furnish controls as shown on M7.4

  • VAV Boxes (56):  Furnish controls as shown on M7.5

  • Exhaust Fans (1):  Furnish controls as shown on M7.5

  • Domestic Hot Water Temperature Sensors (2).

  • Electric Usage Meter (1).

  • Domestic Water Flow Meter (1).

  • Monitor Elevator Sump Hi-Level Alarm.

  • Natural Gas Flow Meter (1).

  • Ductless Split Systems (2).

  • Install control wiring from indoor unit to outdoor condensing unit.

LG Heat Recovery VRF System

  • Mount AC Smart central controller

  • Mount 8 manufacturer provided room controllers.

  • Install Vnet communications wiring

LG One to One Minisplit

  • Install manufacturer provided room controller

  • Install control wiring from indoor unit to outdoor unit.

H-1 & H-2 (Kitchen Hood Systems

  • Install low voltage control wiring for each hood system.

  • Install low voltage fan interlock for EF-10 operation

Scope Of Work: 

BMS

  • Furnish and install web-based building automation system with monitoring, trending, and alarming capability.

  • Provide custom graphical user interface.

  • Controller to be panel mounted in a location to be determined.

  • Access to system via any desktop, laptop, or mobile device connected to building LAN.

  • Workstation or laptop is NOT included in the proposal

  • Install BACnet MSTP network wiring for AHU-1  and RTU-1,2,3,4,5..

AHU-1

  • Furnish panel-mounted BACnet controller

  • Furnish sensors as needed for constant volume operation with space temperature control

  • Furnish and install return air and outside air damper actuators if required.

  • Furnish safety shutdown circuit with freeze stat, fan hi-limit, and smoke detector tie-in.  Smoke detectors were furnished and installed by others.

  • Install control wiring to the outdoor condensing unit.
